Two things named on the leaflet are deliberately outside that number: the François Ier entrance door, which is a door, and the Terrace with the Tower of the Marques, which is outside. Include them and you get a different figure, which is exactly why an unexplained round number is worth nothing.

Why no total exists

The family has owned the place since 1913 and has never published one. What a total would have to decide is this: whether a vestibule is a room, whether a staircase is, whether the kitchens in the piers are one space or several, and whether rooms off the route count at all. Every published room-count for a house this age is really a published answer to those four questions, and the operator has not published one.
